777 Brook St.
Rocky Hill, CT 06067

777 Brook St. is located on the north side of Brook St. in Rocky Hill, CT, approximately 1 mile from a full I-91 interchange at Exit 23. The property is adjacent to the I-91 Tech Center (Fund V asset), a 5-building 115,000 sf single-story office/flex park, and directly across the street from Gardener Nurseries, a 500-acre tree farm that is currently undergoing a town-initiated re-zoning from Residential/Agricultural to an OPD (Office Park District). The site offers easy access to all points across Connecticut, with access north to Hartford and south to New Haven.

777 Brook Street is a 92,500 SF, single-story flex building that USA Fund recently redeveloped as the new home of the Connecticut Lottery Corporation (CLC). The CLC signed a 10-year lease in 2007 to occupy the entire building, which serves as its new corporate headquarters, as well as a distribution center and claim center open to the public. Approximately 100 are employed at the new location. The $4 million renovation/adaptive re-use included the conversion of 45,000 SF of the former Wiremold manufacturing facility into office space, an expansion to the current parking lot, new exterior windows, and reconfiguration of the warehouse space.

Investment Rationale

The redevelopment of the property represents an adaptive re-use of an aging manufacturing facility into a state-of-the-art new home for the CT Lottery Corporation.
The relocation of the CLC to the site brings new jobs and commerce to the region.
New jobs will be created in the leasing, tenant improvement/redevelopment and property management of this investment.
